Property Manager

Overall Job Purpose

Specific responsibility for the day to day management of approx. 75-100 managed properties, and terminations of all tenancies. Management of tenant deposit returns.

Hours: Monday to Friday 9.00am-5.00pm

Based in Wimbledon Park office

Main duties and responsibilities:

Property Management:

  • Dealing with day to day property maintenance issues reported by tenants and communicating with contractors and landlords as necessary
  • Managing and prioritising the progress of the maintenance issues identified and seeing them through to completion
  • To liaise with clients, tenants and contractors on maintenance and other property related issues
  • As required carrying out pre and post tenancy visits to identify maintenance issues and provide proposals for works
  • Arranging and overseeing pre and post tenancy works
  • Manage and communicate works identified in mid term inspection reports
  • Change utilities in and out of tenant and landlord names after check in and check out
  • Scheduling of check out reports
  • Reviewing check out reports for managed properties and communicate with landlords and tenants on deductions and returns within the deposit timeframe
  • Processing rent collection and let only deposit returns via the deposit scheme
  • Checking of contractor invoices ensuring works are carried out to a satisfactory standard
  • Management of computer data, logging of all maintenance jobs, keeping property information up to date on system
  • Carry out termination procedures for all properties should the tenants/landlords terminate their tenancy
  • Assisting and advising new landlords

  • Able to communicate effectively and efficiently with all Landlord and Tenant enquiries
  • Respond to enquiries and queries within an agreed timeframe
  • Maximise all cross selling opportunities within Company
  • Ensuring an excellent level of customer service is provided
  • Ability to form successful partnerships with Landlords, tenants, colleagues and relevant third parties.

Job holder attributes:

  • Attention to detail, organised problem solver able to work on own initiative and prioritise
  • Relevant property management experience required
  • PC literate, proficient in basic Outlook packages
