Data Analyst - Student Accommodation
A leading student accommodation company is seeking a dynamic and motivated Data Analyst to support key business functions across revenue management, marketing, sales, and commercial strategy. This role offers an exciting opportunity for an analytically-minded professional to work cross-functionally, delivering data-driven insights that inform strategic decisions and drive performance across the organisation.
Reporting to the Head of Sales and working closely with the business systems team, the successful candidate will bring a strong analytical mindset, solid technical skills, and ideally, experience within the purpose-built student accommodation (PBSA) or wider property sector.
Key Responsibilities
- Market Intelligence
- Collects and analyses market data on rental levels, occupancy rates, and sector trends within the PBSA market and related areas such as Build-to-Rent (BTR) and Houses in Multiple Occupation (HMO).
- Conducts market and competitor analysis to inform pricing strategies and revenue planning.
Data Analysis
- Supports pricing decisions by modelling demand scenarios, benchmarking competitors, and identifying seasonal trends.
- Forecasts rental revenue, uncovers growth opportunities, and supports the development of leasing strategies.
- Works with the sales team to refine rental proposals and optimise rent-setting approaches.
- Monitors KPIs, highlights data anomalies, and recommends appropriate actions.
- Assists in analysing data during the migration from legacy systems to new property management platforms.
Reporting
- Prepares accommodation schedules based on floor plans, operational data, and stakeholder requirements.
- Contributes to budgeting, forecasting, and scenario modelling activities using Excel and other financial tools.
- Designs and maintains dashboards, reports, and data visualisations using tools such as Power BI or Tableau.
- Oversees system performance post-migration to ensure the consistency and quality of data.
Data Management
- Maintains and ensures the accuracy of internal and external data sources.
- Collaborates with multiple departments to align data insights with business goals.
- Uses SQL, Python, or R to extract, manipulate, and analyse data from various systems.
- Supports data mapping, cleansing, validation, and system migration activities.
- Develops and executes test plans to ensure data reliability and reporting integrity.
- Works with IT, finance, operations, and project teams to resolve data-related issues.
- Documents data flows, transformation logic, and system integration processes.
Strategic & Ad-Hoc Support
- Delivers ad-hoc analytical support to aid in strategic planning and business growth initiatives.
- Undertakes additional tasks and project work to support wider commercial and sales objectives.
- Demonstrates flexibility and responsiveness to changing business needs.
- Candidate Profile
- Essential Experience & Skills
- A degree in a quantitative discipline such as Mathematics, Economics, Data Science, or Statistics.
- Advanced proficiency in Microsoft Excel and SQL.
- Hands-on experience with visualisation tools such as Power BI or Tableau.
- Strong analytical and problem-solving skills with meticulous attention to detail.
- Ability to present complex data insights to non-technical audiences clearly and effectively.
- Capacity to manage multiple tasks and work to tight deadlines
Desirable Experience & Skills
- Experience within the student accommodation, property, or hospitality sectors.
- Understanding of revenue management or dynamic pricing strategies.
- Proficiency in Python or R for automation or advanced data modelling.
- Familiarity with CRM or property management systems such as Entrata, StarRez, Salesforce, or Hubspot.
